Ανακαινίζω 2026: who qualifies, how much, and when

Everything we know about the new renovation subsidy programme — in plain language, with up-to-date figures.
The relevant ministerial decision (ΚΥΑ) has not yet been published in the ΦΕΚ. All amounts and criteria below are based on official announcements by the responsible ministries and may change once the programme is finalised.
What Ανακαινίζω 2026 is
A subsidy programme for renovating older homes, with a €500m budget and a target of roughly 20,000 properties. It rolls out in two phases: first closed properties that will be put up for rent, then homes for owner-occupation (Ανακαινίζω – Κατοικώ).
Who qualifies
- Homes with a building permit issued up to 31.12.1990.
- Floor area up to 120 m² (subsidised area).
- Income limits: €25,000 for a single person, €35,000 for a couple, plus €5,000 per child (€39,000 for single-parent families).
- An enhanced coverage rate for vulnerable groups: people with disabilities, single-parent and large families, people aged 25–35, and residents of mountain and island areas.
How much it covers
The subsidy reaches €300/m² for up to 120 m², i.e. up to €36,000 per property, plus €5,000 for each child — a family with two children can reach €46,000. The coverage rate ranges from 75% to 90%, and up to 95% for vulnerable groups.
Which works are covered
The budget is split between renovation works (60–80%) and energy interventions (20–40%). An upgrade of at least one energy class is required, with an Energy Performance Certificate (ΠΕΑ) before and after the works.
What obligations you take on
- Renting out the home for at least 5 years after the renovation.
- A rent freeze for the first 3 years.
- A ban on short-term (Airbnb-type) rentals for 5 years.
- Funds are paid through an escrow account directly to the contractors, against submitted invoices.
When and how to apply
The eligibility-check platform is expected in late May / early June 2026, and applications open from 1 September 2026, via gov.gr / Taxisnet.
