We explain in plain language how the calculator estimates the Anakainisi Katoikias subsidy, so you can trust — and check — the result.

Where the data comes from

We rely on current legislation (Laws 5006/2022 and 5162/2024, ΚΥΑ 27176/2024 and 2522/2025) and on the public announcements of the responsible ministries for new-wave 2026. All sources are listed below.

How the calculation works

In steps: (1) check whether you meet the criteria, (2) determine the eligible cost of works up to the ceiling, (3) apply the subsidy rate, (4) show the estimated subsidy. The calculation runs on your device; you do not need to submit personal data to see the estimate.

How final the figures are

The 2026-wave parameters (rates, income limits, cost ceiling) are set by ΚΥΑ 86272/ΕΞ2026 (ΦΕΚ Β' 3058/2026). Some implementation details — such as the exact ΑμεΑ criteria and the official list of mountainous/island areas — are specified in the Implementation Guide. That is why the estimate remains indicative and does not replace the official application.

When we update

We update the content and parameters as soon as the Implementation Guide is published or the official announcements change. The last-updated date appears at the top of every page.

Example: how the subsidy is built, step by step

A couple with 2 children, annual income €22,000, a 90 m² apartment. Every figure is computed with the same parameters the calculator uses.

  1. 1. Income category

    For a couple with 2 children, the Category I ceiling rises to 35,000 €. Income €22,000 ≤ 35,000 € → Category I, base rate 80%.

  2. 2. Uplifts (+5% each)

    No uplift group applies (mountainous/island, single-parent or 3+ children, disability), so the final rate stays 80%.

  3. 3. Eligible cost

    90 m² × 300 €/m² = 27,000 €, below the 36,000 € ceiling. So the eligible cost is 27,000 €.

  4. 4. Subsidy and your own share

    27,000 € × 80% = 21,600 € subsidy. Your own contribution to the works is 5,400 €.

On top of that, auxiliary costs (engineer, ΗΤΚ, 2 × ΠΕΑ, permits) are covered 100% up to 2,500 € — they don't come out of your pocket.
